Most of our property owners welcome pets, with reasonable limits on number, size, or type, depending on the home. A non-refundable pet fee is requires as well as a monthly pet rent.
Emotional Support Animals (ESAs) and Service Animals are accommodated free of charge in accordance with federal Fair Housing laws. No pet rent or fees apply when properly documented.
We act as professional property managers and leasing agents for independent owners and investors throughout Charlotte, handling all operations and maintenance.
Not all properties have a Home Owners Association (HOA). Tenants are notified if that's the case. For further questions, Contact Us.
Rent is typically due on the 1st. Late fee is usually 5% and is applied on the 6th.
Tenant(s) may not lease, sublet, or offer the premises for short-term or long-term rental.
Landlord / Property Manager shall not be liable to Tenant, Tenant's family or guests for damages not proximately caused by Landlord or their agents. Landlord will not compensate Tenant or anyone else for damages proximately caused by any other source whatsoever, or by Acts of God.
Therefore, Tenant is required to
independently purchase insurance to protect Tenant, Tenant's family and/or guests, and all personal property on the leased premises,
list Property Total Management LLC as Additional Interested Party in the policy, and
provide the Declaration page as proof of coverage within 30 days of the Lease effective date.
Guest(s) may NOT occupy the premises for more than fourteen (14) consecutive or cumulative days in any sixty (60) day period without prior written consent from Landlord. Submit a Guest Extended Stay Request for permission to avoid a lease violation.
Tenant(s) should not operate or advertise any business, commercial activity, or home-based enterprise from the leased premises.
Tenant(s) shall not change, add, or reset any locks (including smart lock codes or biometric data; if available) without Landlord's written consent.
In case of a lost key, Contact Us immediately.
In case of a lockout, Tenant may contact us for assistance. If available to assist, a fee will be applied. Alternatively, Tenant may use a licensed locksmith at their own expense. A notification is still required.
Smoking, including vaping, is prohibited within fifteen (15) feet of any entrance, window, or ventilation intake. All smoking materials must be fully extinguished and disposed of in a safe and proper manner. Tenant shall not discard smoking waste on lawns, driveways, flowerbeds.
Per Dwelling's insurance restrictions, Tenant(s) shall not place or install pools, trampolines, swing sets, playgrounds, or similar recreational structures on the premises.
Grills, fire pits, or any open flame devices must be operated at least ten (10) feet away from any structure, fence, or overhanging tree to prevent fire hazards.
Per Lease, Tenant shall make no alterations, decorations, additions, or improvements to the leased premises without first obtaining the express written consent of Landlord.
Tenant shall be liable for all damages to the leased premises upon the termination of the Lease, ordinary wear and tear accepted.
Tenant may not apply the security deposit to any rent due.
Upon termination of the Lease, money held as security may be applied as permitted by law. Security deposits for residential dwelling units shall be used only for the Tenant's possible nonpayment of rent, damage to the premises, non-fulfillment of rental period, any unpaid bills which become a lien against the demised property due to the Tenant's occupancy, costs of re-renting the premises after breach by the Tenant, costs of removal and storage of Tenant's property after a summary ejectment proceeding or court costs in connection with terminating a Lease.

Our Hanging Policy
Use Damage-Free Strips: We strongly recommend using Command™ Brand damage-free hanging products for all artwork, mirrors, and wall decor.
Follow Removal Instructions: When it is time to move out, please follow the brand’s instructions explicitly to pull the tabs straight down so the paint does not peel.
Avoid Screws, Anchors: Please do not use screws, large drywall anchors, toggle bolts, or heavy screws without prior written permission from management.
No Adhesives or Tape: Standard double-sided tape, duct tape, and foam mounting squares damage drywall and will result in repair charges.
By opting for damage-free hooks, you can personalize your space risk-free and ensure a smooth, deduction-free move-out process!
No. Please always use a cutting board when chopping, slicing, or dicing with a knife. Using knives directly on the countertops can cause deep scratches, dull your knives, and result in costly damage to the surface.
No. Feel free to use over the door hangers instead.
No. For the safety of our residents and to prevent structural and electrical damage, tenants are strictly prohibited from mounting televisions, shelving, or equipment on the walls.
